St. Louis continues to see strong leasing, redevelopment, and investment activity across the retail sector heading into late 2025. From national restaurant brands expanding into new submarkets to major retail redevelopments reshaping long-standing centers, the region’s retail, office, and industrial brokers at NAI DESCO are navigating a dynamic landscape that reflects both consumer demand and investor confidence.

Restaurant Expansion Remains a Key Driver
The local dining scene continues to fuel retail absorption. Notable openings include Cava in Des Peres, Dave’s Hot Chicken in Chesterfield and Des Peres, The Mexican and Katie’s Pizza & Pasta in Crestwood, and Chris’s Pancakes in Ronnie’s Plaza. Fast-casual brands such as Dutch Bros, 7 Brew, and Dunkin’ continue to add drive-through locations throughout the metro, underscoring the market’s strong appetite for convenience-driven retail.

Big-Box and Redevelopment Activity
Major tenants are reshaping the retail corridor from Kirkwood to Creve Coeur:
 
• Goodwill and Sierra are expanding their footprints, with Sierra opening its first St. Louis location in Kirkwood.
• Dick’s House of Sport will open in the Galleria, while Nordstrom exits the mall.
• Target and Dierbergs are both under construction at Market at Olive, a mixed-use development redefining the Olive corridor.
• Schnucks is relocating its Creve Coeur store to the new Olia Village site while simultaneously expanding regionally through its acquisition of 51 Festival Foods and Hometown Grocer locations in Wisconsin.
