NAI DESCO Acquires Coldwell Banker Commercial Brokerage

Commercial real estate firm NAI DESCO today announced it will increase its inventory and agents  by 50 percent with the acquisition of competitor Coldwell Banker Commercial's St. Louis brokerage division.  

NAI DESCO is a full-service brokerage firm offering a wide range of services to institutional and individual owners of real estate as well as tenants and buyers. The firm focuses on corporate real estate services and brokerage of industrial, medical, office, retail and investment properties.  

"Acquiring Coldwell Banker Commercial's brokerage operation gives us more horsepower to grow and serve more customers in an increasingly competitive environment," said Mark Schnuck, president of NAI DESCO. "We are excited about the opportunities that come from combining two strong brokerage operations. Our team is as strong as any in the marketplace."  

Carl Conceller, a former principal and founding member of Coldwell Banker Commercial CRA LLC, will join NAI DESCO as a principal.  Additionally, seven other former Coldwell agents will relocate to NAI DESCO's Clayton headquarters at 8235 Forsyth bringing the team total to 32.   

“The combined force of NAI DESCO and Coldwell agents makes for a formidable organization with a vast array of skills and experience to draw upon,” said Conceller. “The real estate world is becoming increasingly complex to navigate.  We are in a stronger position now to assist our clients by delivering a full spectrum of services through the DESCO family of companies.”  

NAI DESCO, with a current inventory of 200 commercial properties, will significantly increase its offerings with the addition of approximately 100 former Coldwell listings. The properties include office, industrial, medical, retail and multi-family buildings for sale or lease throughout the St. Louis Metro, Eastern Missouri and Southern Illinois .  

Several prominent listings offered include the former Chrysler plant in Fenton, Northwest Plaza in St. Ann , the Merrill Lynch and Regions Bank Centres in Clayton and Corporate Center in Bridgeton .  

The new agents joining NAI DESCO can be reached at 314-994-4444 and include William Barnes, Nadine Boon, Noel Fehr, Stephen Gwinnup, Ken Kaller, Brenda Lowder, and Michael Wolken.   

The financial details of the acquisition were not disclosed.

John McDonald of NAI DESCO recently completed the sale of a 7,899 square foot industrial building at 6311 Bartmer Industrial in St. Louis, MO. The space was sold by PDIL, LLC.  McDonald represented the purchaser, Brouster Construction.

Large Industrial Building Sold in Maryland Heights

John Sheahan, Jr., SIOR of NAI DESCO recently completed the purchase of a 61,259 square foot industrial building at 2345-49 Chaffee Dr, Maryland Heights, on behalf of the purchaser, DAW Real Estate, LLC. The building was purchased by an owner/user who will occupy half of the building for their engineered lubricant company while leasing the remaining portion. The seller was the Phoenix Learning Group, Inc.

Ft. Zumwalt School District Expands Space at Belleau Creek Shopping Center

Barry Iken of NAI DESCO recently completed the lease renewal of 6,194 square feet of retail space at 8075-81 Mexico Rd, St. Peters, as well as the expansion of 2,800 square feet of contiguous space. The total space (8,994 square feet) was leased by Ft. Zumwalt School District. The shopping center is located across the street from Ft. Zumwalt High School.

Doctor’s Group Leases Space in South St. Louis City

Scottrade Opens New Location in Belleville

David Wittenauer of NAI DESCO recently completed the lease of 1,540 square feet of in-line retail space at 1095 N. Green Mount Rd in Belleville, IL. The space was leased to Scottrade. Wittenauer represented the owner, Threlkeld Family Investment, LLC.

State Farm Insurance Opens New Office in Glen Carbon

David Wittenauer of NAI DESCO recently completed the lease of 1,075 square feet of in-line retail space at 3012 S. State Route 159 in Glen Carbon, IL. The space was leased to Adam Wolfe who plans on opening a State Farm Insurance office. Wittenauer represented the owner, Missouri Real Estate & Insurance Agency, Inc.


NAI DESCO Welcomes McDonald to the Retail Services Group

John McDonald, Jr. has joined NAI DESCO as a Vice President. He will focus primarily on retail and investment real estate in St. Louis and the Midwest .  

McDonald comes to NAI DESCO with extensive commercial real estate experience. A St. Louis native, McDonald started his real estate career at Gundaker Commercial completing deals in many facets of real estate including office, industrial, retail, land, medical and investments. Throughout his career, McDonald has been involved in hundreds of transactions representing local and national landlords, buyers and tenants.

Baseball Training Facility to Open in O’Fallon, Mo.

Congratulations to John Sheahan, Jr., SIOR and Floyd Sweeney, SIOR, MCR of NAI DESCO for assisting the landlord and tenant respectively in the lease of a 21,036 square foot industrial building at 106-108 N. Cool Springs Rd in O’Fallon, Mo. The new tenant, the Fieldhouse Training Center, will feature indoor batting and pitching facilities for aspiring baseball stars. The landlord was MP Industries, Inc.

The Pita Pit Open First St. Louis Location

Congratulations to Josh Hibbits of NAI DESCO for assisting the Pita Pit in leasing their first location in St. Louis. The new store, which will sell pita sandwiches, salads and smoothies, will be located at 206 N. 9th Street in Downtown St. Louis, Mo. The 2,037 SF in-line retail space was leased from Paul Brown Developer, LP.

Deli / Market Opens in Kirkwood Neighborhood Center

Matt Hirsch and John Shuff of NAI DESCO recently completed the lease of 1,000 square feet of retail space to Super Deli Magic Market at 640 W. Woodbine Ave in Kirkwood, Mo. Hirsch and Shuff represented the landlord, STNT, LLC. The center is now 85% leased.

Storage Locker Company Buys Land for New Location

Floyd Sweeney, SIOR, MCR of NAI DESCO recently completed the purchase of 4.7 acres of land on behalf of the buyer, A-1 Locker Self Storage. The land is located at 4440 Meramec Bottom Rd in South St. Louis County and was purchased from Two Eleven Lemay Corporation. The purchaser will build a storage locker facility on the site.

Dan Hayes of NAI DESCO recently completed the sale of a 85,00 square foot industrial building located at 15 Industrial Dr in Pacific, Mo. to WROB Company, LLC. Hayes represented the seller, Abell Real Estate Partnership. In addition to the building, the sale also included 4.179 acres of undeveloped land adjoining the building.

Auction House Leases Space in O’Fallon, Mo.

John Sheahan, Jr., SIOR of NAI DESCO recently completed the lease of a 12,500 square foot industrial building located at 605 Arrow Lane, O’Fallon, Mo on behalf of the tenant, MAC Sales, LLC. The new tenant will host monthly dealer to dealer auctions at the facility. In addition, they will use the space to store merchandise, primarily RVs, boats and construction equipment, between auctions. The landlord was Partners Group, LLC.

Fitness Fuzion Leases Space in Former Hardware Store

Floyd Sweeney, SIOR, MCR of NAI DESCO recently completed the lease of 9,000 square feet of retail space located at 921 Highway K in O’Fallon, Mo. Sweeney leased the space, which was formerly a True Value hardware store, on behalf of the landlord, St. Louis Ventures, LLC. The space was leased by The Fitness Fuzion, a fitness studio specializing in Zumba. 

St. Louis Safety Leases Warehouse space in Chesterfield Valley

Dan Hayes of NAI DESCO recently completed the lease of 8,847 square feet of industrial space at 17993 Chesterfield Airport Rd in Chesterfield (Valley). Hayes represented the tenant, St. Louis Safety Inc., in the lease of the warehouse space from Insight Holdings, LLC. St. Louis Safety is the distributor of a full line of personal and industrial safety products.

Hibbits represented the landlord, TMJ, LLC, in the lease of the former Golf Discount Superstore building. This is the first St. Louis location for Edwin Watts Golf Shop.

Family Dollar Opening New Store in Highland, Illinois

Two Former Missouri Emissions Testing Facilities Sold

Andy Murphy, CCIM of NAI DESCO recently sold two former Missouri emissions testing facilities. The first building, located at 9587 Dielman Rock Island Dr in Olivette, Mo., was sold to C&H Real Estate, LLC, also represented by NAI DESCO. The second building, located at 3242 S. Kingshighway in St. Louis, was sold to Mid America Freight Handlers. Each building was 10,500 square feet in size.

MedNet Leases Space in University City, Mo.

David Gannon, Matthew Hirsch and Barry Iken of NAI DESCO recently assisted MedNet, Inc. in the lease of 5,065 square feet of office space at 8664 Olive in University City, Mo. MedNet, which specializes in medical billing, leased the space from Clayton Olive Joint Ventures.

Krupp Trucking Doubles Leased Space in Hazelwood

Floyd Sweeney, SIOR, MCR and Andy Murphy, CCIM of NAI DESCO successfully represented Hawthorne Investments, LLC in the lease of a 120,000-square-foot industrial building at 131 Byassee Drive in Hazelwood to Krupp Trucking. Krupp Trucking original occupied 60,000 square feet in the building, but were able to double in size to occupy the entire building.

Children's Foundation of Mid America Purchases Headquarters

Floyd Sweeney, SIOR, MCR of NAI DESCO successfully represented the Children’s Foundation of Mid America in their purchase of a new headquarters at 1212-20 N. Lindbergh Blvd in Creve Coeur. The 42,000-square-foot office building was purchased from Mosby-Year Book, Inc. The Children’s Foundation of Mid America is a non-for-profit that helps children and families who suffer abuse.

NAI DESCO's Metro East Office Relocates and Expands

NAI DESCO is relocating and expanding their Metro East office to O’Fallon from Columbia, Illinois.  

The office, led by Illinois native and real estate veteran David Wittenauer, CCIM, opened in April 2010 and is expanding to take on more agents and clients. The new office will provide a more central location in an emerging area.

STAG Capital Invests in O’Fallon, Mo. Warehouse

David Gannon of NAI DESCO successfully represented the seller, LK Drive, LLC, in the sale of a 77,000 square foot industrial building at 3801 Lloyd King Drive in O’Fallon, Missouri. The property was purchased by STAG GI Investment Holdings, LLC, a real estate investor group from Boston, MA represented by NAI Brannen Goddard. STAG, which stands for Single Tenant Acquisition Group, advertises themselves as buyers and managers of single-tenant, net leased industrial real estate assets across the US, ranging in price from $4 to $20 million. Infertility Clinic Leases Space in Creve Coeur
 

Matt Hirsch and Barry Iken of NAI DESCO successfully represented the landlord, Plaza Members III, LLC, in the lease of 7,000 square feet of medical office space at 555 N. New Ballas Rd in Creve Coeur, Mo. The space was leased to Sher Institute for Reproductive Medicine (SIRM), a network of nine infertility clinics located throughout the United States. Dr. Peter Ahlering and Dr. Barry Witten will practice at the Creve Coeur location.  

Chemical Dependency Center Expands in Hazelwood

Matt Hirsch and Barry Iken of NAI DESCO successfully represented the landlord, Healthcare Realty Trust, in the lease of 1,085 square feet of medical office space at 637 Dunn Rd in Hazelwood , Mo. The space was leased to Center for Life Solutions, a chemical dependency treatment center that already leases space in the building. Center for Life now occupies 9,306 total square feet.

Manufacturing Company Leases Office Space in Columbia

David Wittenauer, CCIM of NAI DESCO successfully represented the landlord, AEW Properties, LLC, in the lease of 1,450 square foot of office space at 100 N. Main in Columbia, IL. The space was leased to Scientech, a business unit of Curtiss Wright Flow Control Company. Curtiss Wright is a designer and manufacturer of valves and electronics for the nuclear power, oil and defense industries.


NAI DESCO Welcomes Hibbits to Retail Group


Josh Hibbits has joined NAI DESCO as an associate broker with the Retail Services Group. He will focus primarily on tenant representation in St. Louis and the Midwest .  

Hibbits comes to NAI DESCO with extensive commercial real estate experience. A St. Louis native, Hibbits started his career at Colliers Turley Martin Tucker working in many facets of corporate real estate including portfolio analysis, property management, construction management and transaction management before entering brokerage. Hibbits then moved on to Grubb & Ellis | Gundaker Commercial where he has spent the last five years working on retail and investment brokerage. Throughout his career, Hibbits has been involved in hundreds of transactions representing landlords, owners and tenants, totaling more than $75,000,000 in volume.

NAI DESCO Hires Wittenauer, Opens Illinois Office


NAI DESCO, one of the area’s leading commercial real estate firms, announced that David Wittenauer , CCIM has joined the company as a Vice President. Wittenauer will open NAI DESCO’s Metro East office and will work extensively in Southwestern Illinois providing retail, office, industrial, investment and land real estate services.

NAI DESCO Selected as Listing Agent for former Chrysler Plants


NAI DESCO, based in Clayton, Mo., has been selected by Old Carco, LLC (formerly Chrysler) to serve as the real estate broker for the sale of Chrysler’s North and South Assembly Plants in Fenton, Mo. (St. Louis County). 

Vice President Floyd Sweeney, SIOR, MCR and Principal Dan Hayes are the listing agents for the property, which is also referred to as Fenton 44 Center.

Located off I-44 near I-270, the two plants are on 295 acres and contain five million square feet under roof making this the largest commercial property listing in the St. Louis metropolitan area and one of the largest in the central United States. 

“This is the biggest asset ever listed for sale in the St. Louis metro area,” said Hayes. “Our substantial industrial experience and organizational structure made NAI DESCO the logical choice for an assignment of this size.”

Although the commercial real estate market is contending with the current recession, the listing agents are optimistic the property will sell quickly and for a strong price.

“The best case scenario would be for another manufacturer to purchase the property and use the assembly facilities. Absent that, however, we have a very large, well situated site with tremendous exposure and access – the redevelopment possibilities are endless for Fenton 44 Center,” said Sweeney. 

“The property’s location and size make it extremely attractive for the right buyer,” said Denny Coleman, St. Louis County Economic Council president and CEO. “Additionally, there may be a number of local and state incentives that could be utilized, and we’re prepared to implement appropriate action for the right company looking to invest and create good-paying jobs in Fenton.”

The North Plant, which produced Dodge Ram trucks, was idled in July 2009 following Chrysler’s bankruptcy filing. The South Plant, which produced Dodge & Chrysler minivans, was idled in November 2008. At the time of bankruptcy, the two plants employed 1,500 people, a significant decrease from its heyday of 5,000 employees.

While other companies are downsizing, NAI DESCO is expanding. The last quarter has seen new additions to the staff of the St. Louis based commercial real estate company.

Matt Hirsch and Barry Iken, the newest brokers to the team, come to NAI DESCO with a combined 18 years of experience in commercial real estate with an emphasis in the medical related field.

NAI DESCO named exclusive leasing agent for Chouteau's Landing in  Downtown St. Louis

Chivvis Development has revealed a three-phase plan to revitalize the largely abandoned warehouse district located to the south of I-64 with a mixed use development of office, retail and residential lofts.

In the first phase, beginning May of 2006, the three-story brick warehouse at 904-908 South 4th Street was converted to white-box finish. The building is now available for lease to retail and office users.

Additional phases are scheduled for early 2007 and late 2008 and will include the buildings at 756 South 4th Street and 900-902 South 4th Street.

NAI DESCO assists Ruth's Chris Steak House in their return 
to St. Louis

After leaving the downtown market in 1998, Ruth’s Chris Steak House is returning to St. Louis thanks to the efforts of a new franchise owner and the NAI DESCO retail team. 

Bacchus LLC, the owners of the St. Louis territory franchise, contacted NAI DESCO following successful transactions within the NAI network. Bacchus was looking for a site that could draw from a large daytime and evening population as well as an area that could support higher ticket items.

The new location, at the Shaw Park Plaza in Clayton, fits that bill. With a large number of employees from surrounding businesses, Ruth’s Chris will be able to offer lunch as well as dinner. An outdoor patio is also available.
